Any advice for setting your home up as shared accommodation?

We are considering setting our home (that we own and currently live in, but will be moving out shortly) up as shared accommodation. We live near a TAFE and UNI so it would be ideal for students, with 3 bedrooms in the house. Just wondering if anyone who has done this has any advice? Or if anyone (with experience in this area) has any reasons why they would recommend renting to one family rather than to singles separately?
We will research this more thoroughly than an online discussion board, of course, but just wanted to get some starting thoughts!

Go through an reputable agent.
Either way – family or group home.
